Booking Terms & Conditions

Contract of Hire

Annette and Stuart Smith are the owners of the property you are hiring, therefore any contract is between the owners of the property and you the named hirer. Once a booking is confirmed, it is not subject to change. Whilst we will be under no obligation to do so, we may in certain circumstances   make minor adjustments to bookings.

Payment

A deposit of £100.00 is payable upon booking, the balance of your rent being due six weeks before the holiday starts. However, during June, July and August, a deposit of £200.00 is payable upon booking with the balance of your rent being due six weeks before the holiday starts.

A £100.00 damage deposit will be charged upon payment of balance and will be refunded to your bank account upon inspection of the property.

Loss, Damage and Care of Property

The hirer is responsible for any loss or damage to the property, and for leaving it in a clean and tidy condition. Carpet and oven cleaning are classed as deep cleaning and a charge will be made should this be necessary.

Arrival and Departure Times

The majority of lettings commence at 4pm on the first day of your holiday and end at 10am on the day of departure. Changeover days are on a Friday, unless agreed otherwise.

Number in Party

This must not exceed the maximum number stipulated in the property description which is six people, including children of any age.

Any people that have not been booked in will be asked to leave.

Pets

Dogs are accepted in the property provided that they are not left unattended at any time. Any damage incurred by pets must be paid for including damage to linen.

For obvious reasons please keep dogs off the beds at all times.

Electricity, Heating and Hot Water

Included in the rent unless other arrangements have been made.

For health and safety reasons, it will not be possible to light the wood burner in the property.

Linen

All bed linen and hand towels are provided. Please bring your own bath towels. If your stay is longer than a week, for example two weeks, fresh bed linen will be supplied.

Cancellation

In the event of a cancellation we will make every effort to re-let the property, in which case all monies will be returned to you less the Booking Deposit which is non-refundable. However, if we are unable to re-let, we have to advise you that you will be liable for the full cost of the holiday.

We strongly advise taking out comprehensive travel insurance to cover possible cancellation costs and your stay at our holiday bungalow. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.

Complaints

Any complaints must be notified immediately. Every effort will be made to deal with them satisfactorily. Complaints will not be accepted after the tenancy has ended.

Non Availability of Property

If for any reason beyond the owners control the property is not available on the date booked, for example fire or flood, suitable alternative holiday accommodation will be made available or all monies will be refunded in full but the hirer shall have no further claim against the owners.

Liability

The owner shall not be liable to you or any member of your party for any loss or damage to person or property arising from the letting.
